The development application is for the demolition of the existing building and the construction of a seven-storey residential flat building with two levels of basement car parking, 24 residential units including affordable housing units, and landscaping.

The site is zoned R3 and is within 400m of the Mona Vale Town Centre, and therefore the application falls under the State’s Low to Mid Rise housing policy (you can read more about that here).

Typically, properties located in R3 zones have a maximum height of 8.5m. As the site is within 400m of the State-identified Mona Vale Town Centre, it can have a maximum height of 22m.

However, as this development will provide affordable housing for 15 years, it’s therefore eligible for 30 per cent additional height and can reach a maximum of 28.6m. This development will be within that at 26.6m in height.

Within the 24 units, 22 will be three-bedroom and two will be four-bedroom. Just three units will be allocated to affordable housing.
